Property Acquisition Due Diligence and Redevelopment, High Technology Equipment
Manufacturer, South Bay, San Francisco, California:
 Senior manager directing two other
project managers on all phases of this $150 million site purchase and redevelopment.  
Initial phase involved extensive due diligence to quantitatively evaluate the
environmental liability related to: 1) a Superfund site covering half of the site; 2) a State-
regulated ground water plume underlying the other half of the site; 3) numerous
upgradient and downgradient contaminant sources; and 4) asbestos and other
environmental issues related to the existing site buildings.  Our environmental liability
cost estimates were instrumental during purchase negotiations; and we received a
client award for the successful purchase of the site.  Second phase entailed full-time
Environmental Compliance Oversight throughout the extensive redevelopment of the
site. Currently provide storm water and ground water discharge permitting,
management, and monitoring for the active facility.

Environmental Liability Cost Allocation Negotiations, Various Semi-Conductor and
Other Manufacturers, San Francisco Bay Area, California:
Provided quantitative and
qualitative evaluations of environmental liabilities and supported clients in cost
allocation and other negotiations.  Representative projects include:
1)        Developed technical arguments and back-up documentation that led to a
reduction in our client’s share of remediation costs for a commingled ground water
plume from 33% to 5%.
2)        Provided technical arguments that first convinced the U.S. Environmental
Protection Agency (USEPA) and San Francisco Water Board (SFWB) to add another
party as Responsible Party (RP) on this federal Superfund site, and later convinced the
SFWB to add two other parties as secondary RPs for ongoing groundwater cleanup.
3)        Provided technical expertise, developed environmental liability cost estimates,
and participated in cost allocation negotiations with two other RPs for this property that
is part of a large State Superfund site.

Phase I/Phase II Assessment and Liability Assessment, Oakland International Airport,
Conducted a fast-track Phase I and Phase II assessment of a large hangar facility
being vacated by the tenant.  All work was completed on budget within the 45-day due
diligence period.  Phase I conducted to ASTM standards and Phase II involved drilling
and sampling soil and groundwater from over fifty locations.  Potential contaminants
included metals, petroleum hydrocarbons, chlorinated solvents, and polynuclear
aromatic compounds (PAHs).  Data were evaluated for risk to human health and the
environment and soil disposal options during redevelopment.  Costs were estimated
for addressing regulatory agency concerns regarding site contaminants and for soil
disposal.  A comprehensive report was prepared under attorney-client privilege and
was used in negotiations with the tenant.  

Phase I Site Assessments, Food Product Company, Central Valley, California:
Performed Phase I Site Assessments of seven facilities considered for purchase by our
client.  Sites included orchards, farm equipment maintenance facilities, and food
processing plants.  Assessments were completed on schedule, and were well-
received by the client.

Waste Management

Various Projects,
Bay Area, California:  Developed waste management plan for client
with wide variety of RCRA and non-RCRA waste.  Provide permit interpretation,
monitoring and other compliance support for National Pollutant Discharge Elimination
System (NPDES) and Bay Area Publicly-Owned Treatment Works (POTW) permits for a
variety of waste discharges, including treated groundwater, process wastes, and
building dewatering water.  Program Manager for large stormwater monitoring project at
Oakland International Airport.
